BEACH CONDO ROOF RECOVERED IN HURRICANE-PRONE FLORIDA

This high-profile condo complex in sunny, rainy, and hurricane-prone Marco Island had a 20-year old, two-ply Modified Bitumen roof over a concrete deck. Attempts to resolve premature degradation and leaks were made over the years. The condo association determined it was time for a long-term solution.

The owners were presented with options for a full tear-off, single-ply overlay, or liquid-applied membrane. Considering the existing insulation was in excellent, dry condition, DERO Roofing of Florida recommended the TritoFlex 2K liquid-applied membrane system as a stronger and safer alternative that would save the building owners a substantial amount of money. A tear-off would have been wasteful, disruptive, expensive, and unnecessary. A single-ply overlay would not use the existing, thick roof membrane to its advantage. It would actually downgrade the overall waterproofing thickness, still have seams and termination points, and cost more than a liquid recover.

 After infrared moisture scans, DERO Roofing prepared the existing roof surface and spray-applied the instant-set TritoFlex 2K synthetic rubber membrane at 80 dry mils over the entire roof, increasing the total roof membrane to over 320 mils! After that, they added 30 dry mils of bright, highly reflective TritoCryl 2K acrylic as a sacrificial, sustainable topcoat. The 62 air-conditioning units that are serviced often had two coats of gray TritoWalk anti-slip walkway coating installed underneath. The client received a 20-year warranty with a system approved by the State of Florida for all hurricane and high wind velocity zones.
