88,000 SF WAREHOUSE ROOF RESTORED

Roof restorations in the Northeast USA cannot be successfully completed with just any product. Harsh winters with heavy snowloads lead into hot and humid summers. This existing 88,000 square foot trapezoidal panel (Butler MR-24) metal roof south of Boston was in desperate need of a restoration or recover that would outperform the elements. 

The majority of problems with these types of metal roofs are at the horizontal seams, overlaps, curbs, penetrations, and exposed fasteners. Considering a tear-off would be highly disruptive and costly, the client sought options to restore or recover their roof. A single-ply recover would require thousands and thousands of fasteners to be drilled through the existing metal, adding thousands of new holes and potential leak spots and weakening it. Considering this type of roof has easily identifiable deficiencies, why create a system that is harder to track leaks? Not only this, but a single-ply overlay would change the water weight distribution and snow weight distribution. This would require the client to hire a structural engineer to ensure the structure would be able to withstand this change in weight distribution and potentially require expensive structural upgrades.

 

The other option was a liquid-applied restoration. Looking at conventional “roof coating” systems in the industry, no products had the physical properties to withstand the expansion and contraction of these horizontal seams like TritoFlex 2K. Other coating systems rely on polyester fabric reinforcement to try to hold the seam together with no elongation and high tensile strength. TritoFlex 2K provides a combination of high tensile strength and high elongation, forming a flexible and thick rubber membrane over the most problematic areas of the roof. The client chose to have a Certified Contractor waterproof all of the seams, ridge cap, penetrations, and exposed fasteners with TritoFlex 2K and 1K rubber after priming the bare metal surface with a rust-inhibiting primer.

 

After the TritoFlex rubber installation was completed, the contractor installed TritoCryl 2K white, reflective acrylic roof coating to the entire roof in just one coat at a thickness of 40 dry mils. This created a UV protective, reflective, and renewable layer to reduce thermal shock and create a roof sustainable for generations.
